Deposits must be paid before a reservation will be held. Balance is due eight weeks before arrival.
 
Rental times are from 4:00 pm on the day of arrival until 10:00 am on the day of departure.
 
The security deposit is returned within approximately 30 days of departure, once we have confirmation that the accommodation, fixtures, etc. are in the same condition as when you arrived and vacated on the correct date/time.
If we have not taken a security deposit we will have your credit card details on file and will consult with you initially to try and resolve amicably and damage, phone bill etc.
Access may be required during your stay by authorized personnel for maintenance.
 
Although every effort is made to ensure the property is in perfect condition for the duration of your stay, we cannot accept responsibility for any third party claims, accidents, damage or loss however caused.
 
Greendale Property Management & www.magicvillas4u.com acts as booking agent only for the owner.
Specifications to the homes are subject to change no refunds or compensation will be made for these changes.
 
You must absolutely ensure that children are not left on their own at anytime in the accommodation.
 
Neither are they to be allowed access to the pool or whirlpool unless accompanied at all times by a responsible adult. Keep the patio doors locked if unsure.
 
All breakages, accidents or losses are to be reported to Greendale Property Management immediately.
 
For your comfort the property is a non-smoking property. Smoking is allowed on the patio.
 
Swimming pools are provided free of charge. Pool heating is charged for and will be refunded pro/rata if there is a problem with the heater.
 
If paying by credit card, I agree to the terms on the “Credit Card Payment” Form.
 
Only guests listed on the booking form are authorized to stay in this home. I understand that my booking may be terminated, or I will be charged $100 per extra person up to the legal limit of the home.
 
If any member of Greendale Property Management find that a guest has tampered with the pool heating controls or lock box on the heater unit a charge of $150 will be made against the security deposit.
 
Greendale Property Management and/or the Owner accept no liability for personal loss or injury to the Guest or any members in the Guests party during the Rental Period. The Guest must ensure that they have adequate insurance cover. The Company provide information and advice in the Home-Pack to the Guest in an advisory capacity only, with no guarantee or promise implied.
 
Insurance cover can be purchased via Access America or Chartis on the links page here. Neither Greendale Property Management or the owner of the vacation home you will be staying in endorse this company it is merely provided as a point of contact.
 
Greendale Property Management and/or the Owner do not accept liability for lost or stolen personal property of the Guest from the Property during the Rental Period. The Company provide information and advice in the Home-Pack to the Guest in an advisory capacity only, with no guarantee or promise of security, even where the Guest make use of any advice given by the Company or its representatives. In the event that property of the Guest is lost or stolen, the Guest should advise the appropriate authority first, and then the Company, of the lost or stolen items. The Company will either make good and secure the Property, or will transfer the Guest to another Property, where the original cannot be secured, and this will be the extent of its liability to the Guest under such circumstances. We reserve the right to add/remove/change the terms and conditions at any time and without notification
 
Greendale Property Management or its representatives may enter the Property at any time, without notice, for the purposes of protection and/or maintenance of the Property. Wherever possible, the Company will provide notice to the Guest prior to such entrance.
 
No refunds are granted for malfunctioning mechanical or electrical equipment including (but not limited to): inoperable appliances, air-conditioning units, pools and/or spas. No refunds will be given for unfavorable weather, early departure, utility service interruption, construction, or maintenance issues. Additionally, there are no refunds for faulty recording or playback equipment, TVs, audio, telecoms, cable reception, computer equipment or internet access.
 
Greendale Property Management and/or the Owner do not accept liability for failure of pool heat to provide adequate heating where pool heat is provided via an electrical heat pump, and where the outside air temperature drops below 65 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool is outside of the Company's control, and is regarded as an act of nature (see below). In most cases your pool will warm to a daytime temperature of between 75 and 84 degrees.
 
Pets not allowed at all. Full security deposit will be withheld if pets are in the home.
 
CANCELLATION OR AMENDMENTS BY YOU: 
If you are compelled to cancel your reservation, you must inform us by telephone and immediately confirm your cancellation to us in writing. In this event if you cancel your reservation 4 or more weeks before arrival there is a cancellation charge of 50% (minimum of $300.00), 0 - 4 weeks before arrival there is a cancellation charge of  100%. If you wish to change the home that you have paid and booked you will be required to forfeit any existing monies paid. AMENDMENTS TO ANY RESERVATION WILL INCUR AN ADMINISTRATION FEE OF $150.00.

In the event of circumstances beyond our control requiring us to cancel a reservation, i.e. including Acts of God, civil disturbances, riots, flood, drought, fire and legislation, only repayment in full of any monies paid in respect of the reservation will be made. We will do everything in our power to find suitable alternative accommodations. However, we cannot accept liability whatsoever in respect to any loss or damage sustained by the hirer in these circumstances. This does not affect your statutory rights as a consumer.
